Anniversary check of hvac system. Units are in good condition and working well. Surge protection and carbon monoxide detector are still good. Only concern I see is the basement is a bit damp and the furnace had some moisture on it. Dehumidifier would be a good addition to the home to help with the excess moisture.

Service Call After Hours Fee system not running due to no call for heat, wireless thermostat says it is set to heat. wireless control module indicating normal operation with no calls. inspected thermostat batteries and found that they are wet and corroded. batteries have failed preventing thermostat from sending signal. replaced batteries and cleaned out moisture. system operating normally at this time. advised customer that if this issue persists the thermostat may need to be replaced. advised customer that options would be the same thermostat, a Honeywell wireless or to run new wire for wired thermostat.

Service No Charge Upon inspection found unit to have a clogged drain just blew it out with nitrogen.

AC Service

Misc. supplies -garbage disposal needs replaced, customer said she might try it herself or buy one and call us to put on at a later date.

Service No Charge Did replace damper controlling upstairs duct verified proper operation closed on call for upstairs no issues at this time

A.O. Smith 40 Gal Natural Gas Hot Water Tank

diagnosed condenser fan motor not starting on occasion. capacitor is a 3 microfarad testing at 3 microfarad. able to start motor by giving it a push start with a stick. advise customer that this means the motor is failing quoted motor and blade approximately $1,000 to repair. customer would like estimate to replace would like us to check availability on parts. scheduling estimate for replacement. also here to install automatic damper, supply house sent the wrong damper ordering correct damper.

Performed Platinum Comfort Club Membership Tune-Up on Cooling System 2018 comfortmaker furnace combo with a 1975 Lennox a/c using a 16x25x1 filter. Technician here in January addressed leak issue fixing pvc work, already extreme rusting through furnace however condensate pump is operational and no sign of active leaking at this time. Ensured clear drains, pump, collection box and inducer. Overall system is operating best it can, however a/c is on very borrowed time, coupled with prior leak issues most likely deteriorating life span of newer furnace. Customer would like a comfort advisor consultation about their options.

Performed Platinum Comfort Club Membership Tune-Up on Cooling System 2015 York split system w/ AA413 filter. Customer supplies own filters. Drains clear, cleaned condenser coil and flame sensor. Gas pressure at a good 3.2”wc and getting good low amp draws on major components. All checks good at this time. Would recommend surge protection to help better protect equipment. If interested we can provide a 120v for the furnace and a 240v for outdoor unit.
